    Green hardware is a concept design for a large horizontal structure that is a combined facility for two separate companies; a 45.000m2 logistic centre with a similar sized greenhouse on top of it. The facility also combines the necessary storage, processing, offices and 128 long stay apartments for seasonal workers. The building plays a trick with Dutch regulations regarding lot destinations and corresponding land prices. In the zoning plan roughly 60% of the lot is reserved for agricultural activity, 40% is reserved for industrial activity. Acquiring land for industrial use is 4 times more expensive. By stacking a greenhouse for lavender production on top of the logistic center we achieve two things; the client can use the maximum building area (70%) for both agriculture and business purposes, but buy the lot at the costs of agricultural land value. Besides the obvious benefit of combining production, processing and distribution of products on a single lot, the building will include circular principles regarding water management and energy systems like heat, cooling & electricity. Investing in systems like this is feasible because of the large footprint of the building.
